Your marriage ends, and you have some equity built up in your family home; original downpayment amount, mortgage principle pay down and if you are lucky a little equity appreciation.

Buy an Older Bungalow
Buy an older bungalow with great bones (structure) that needs some cosmetic work. You will find many municipal governments have secondary suite programs and will give you money to renovate. The obligation to receive this money is to meet a certain construction standard ( these standards are not unreasonable), a capped rental rate ( they are fair) and a duration to keep the secondary suite in the program usually for five years (goes by quick as you are piecing your life back together).
